Garage Door Maintenance Checklist for Arizona Heat

Heat expands metal, dries out lubricant, and cooks opener electronics. A little maintenance twice a year goes a long way in the Valley. Here's what we check on every service call — and what you can safely do yourself.

Do-it-yourself (safe)

  • Wipe and re-lubricate hinges, rollers, and the spring with a garage-door-rated lubricant (not WD-40).
  • Clean the photo-eye sensors about 6 inches off the floor — dust here causes most 'won't close' calls.
  • Tighten visible bolts and brackets.
  • Test the auto-reverse with a roll of paper towels under the door.

Spring tension, cable replacement, and track alignment are high-tension or precision jobs. If the door is loud, jerky, or unbalanced, call us before it becomes a breakdown.
